Office Movers in Orange County, From One Submarket to the Next
Green Moving works as office movers in Orange County for companies changing suites, floors or whole business-park units, and each job follows the commercial moving service we run in Los Angeles and Orange County. Household moves, city pages and everything else we cover in the county are collected on the Orange County moving hub.
An office move at county level has its own shape. Market reports divide Orange County into five office submarkets, and a new lease can take a company from one of them to another, so the plan has to cover two property managers, two sets of move rules and the drive in between.
We load in the evening or over a weekend, arrange a certificate of insurance for each building, and suggest booking 4-6 weeks ahead so elevators and docks can be reserved at both ends. Crews bill by the hour, at a rate set by the crew size and the day of the week.

Truck Parking and Street Permits
The first parking question at any Orange County office is where the truck stands: a dock, a loading area in the lot, or the street. On private property, the property manager sets where a moving truck may park and for how long. On a public street, the city may require a temporary permit when a truck holds the same curb for hours.
Before move night, we tell you how many hours the truck will need its spot and which stretch of curb or lot to keep clear. For a large floor, we weigh whether a second truck at $120 a day saves more crew time than it costs.
Building Rules and Insurance Certificates
Office buildings in Orange County set their own move rules through the property manager, and the building you leave may differ from the one you move into. Each one gets its own certificate of insurance at $50 per building, with the names and wording that manager asks for.
We also put four questions to each manager: which elevator is reserved for moves and when, whether the dock needs a booking, what hours movers may work, and what protection the lobby and corridors require. If the two buildings allow different hours, the load follows the old building's window and the unload follows the new one's.
Office Submarkets and Business Districts
Office market reports from Kidder Mathews (Q2 2026) and Newmark (Q1 2026) sort Orange County into five submarket groups: Airport Area, Central County, North County, South County and West County. Both put Newport Beach and a slice of Santa Ana in the Airport Area, the rest of Santa Ana in Central County, and the Irvine Spectrum in South County. Newmark's report also says most of the county's office leasing still happens in the Airport Area.
So a relocation inside one city can still cross submarket lines, and the busiest group is where we request elevator and dock dates earliest. In every building, the crew lays floor runners and pads door frames and elevator walls before the first cart rolls.
| Business district or building | What to plan for |
|---|---|
| Airport Area, including Newport Beach | Busiest for office leasing in Newmark's Q1 2026 report, so we ask for elevator and dock dates first. City detail: Newport Beach office moving. |
| Santa Ana, split between two groups | Part Airport Area, part Central County, so a cross-town move can join buildings with different managers and hours. |
| Irvine Spectrum, South County | A move from here to Newport Beach changes submarket. Irvine building notes are on our page about office moves in Irvine. |
| North County and West County | Listed as their own groups in both reports; a move from either into the Airport Area means two managers whose rules may differ. |
Roads, Tolls and the Hourly Clock
Two road rules shape how a moving truck crosses the county. Large trucks and vehicles towing trailers can't use the 405 Express Lanes, where two-axle motor homes and buses are the only oversized vehicles allowed, so the truck stays in the general lanes. On The Toll Roads, State Routes 73, 133, 241 and 261, the toll depends on the time of day, the distance and the number of axles, under rates in effect since July 1, 2026.
We plan the drive for the hour the truck actually leaves, not for a quiet midday road. The usual minimum is 3 hours, rising to 4 when an address is 30+ miles from our service area, and we size the crew so each stage fits inside the window both buildings allow.

Working Back From the Move-Out Date
An office move usually runs against a fixed date: the day the old lease ends or the new space is handed over. Booking 4-6 weeks ahead leaves time to collect both buildings' requirements and to fit the move into their elevator and dock calendars.
- Four to six weeks out: pick the date and the day of the week, request the insurance certificates, and ask both property managers for their move rules.
- Two to three weeks out: finish the inventory, mark up the new floor plan with seat numbers, and decide which departments go in which stage.
- The final week: staff clear personal items and pack their desks if that is part of the plan, while shared areas are boxed and labeled.
- Move night or weekend: the crew protects both buildings, then loads, drives and unloads inside the windows the managers set.
- The first morning: furniture stands where the plan shows it, and someone from your side walks the floor against the plan before work starts.
Keeping Staff Working During the Move
For commercial movers in Orange County, an office job is as much about timing as about lifting. We schedule the loading for evenings or weekends, and a larger office can move one floor or department at a time, so the rest of the staff keeps working at the old address until its stage comes up.
The day you choose changes the hourly rate: Monday through Thursday is billed lower than Friday through Sunday, so a weeknight stage costs less per hour than a Saturday one. Current rates for every crew size are on our moving rates page.
Staging also lowers the stakes. Once the first department has settled in, the next stage follows the same labels and the same route, and any change to the floor plan can be made before most of the furniture arrives.
Furniture, Files and Computers
Desks, workstations, conference tables and shelving are taken apart, wrapped and put back together within the hourly rate, and moving blankets, unlimited stretch wrap and tape are included too. Each piece carries a label tied to the new floor plan, so reassembly happens in the right room the first time.
Paper files are heavy, so small book boxes keep each carton light enough to carry safely, and cartons with confidential records can be sealed and marked for a named person to open. If you would rather hand the boxing to us, our Orange County packing service covers it.
Computers, servers and other sensitive equipment are handled as described on our business relocation page, with proper disconnection before the move and reconnection after it. Tell us ahead of time which items your IT team will take care of itself, so the plan shows who does what on move night.
How the Final Bill Adds Up
The bill has two parts: crew time and a short list of add-ons. Crew time is the hourly rate for your crew size and day, with no separate fuel surcharge, equipment fee or stair fee on top. Hours beyond the eighth are billed at 1.5 times the standard rate.
- Extra movers: $40 an hour each.
- A second truck: $120 a day.
- Certificate of insurance: $50 for each building that asks for one.
- Extra heavy items: $150 each, as listed on the pricing page.
What moves the total most is time: how much furniture comes apart, how long the elevator takes per trip, and how far the truck stands from the door. A clear inventory and confirmed building bookings are the two things that keep it predictable.
When the Office Leaves Orange County
Some relocations end outside the county or the state, and those are priced another way. A long-distance move is quoted as a binding estimate that depends on the distance, the shipment's weight and the services you add, and we take moves to all 50 states.
The office side of the job stays the same: building requirements at the old address, labels tied to the new floor plan, and loading in the window the manager allows. For moves that start here and cross state lines, see our Orange County long-distance movers.
