Laguna Niguel began as a planned community in the early 1960s and became a city in 1989, and the plan still shows: curving parkways, greenbelts and neighborhoods stepped into the hills. Guard-gated enclaves such as Bear Brand Ranch, Ocean Ranch and Laguna Sur share the city with areas like Rancho Niguel and Marina Hills, which mix single-family homes with townhomes. Two landmarks most drivers here recognize are the stepped former Chet Holifield Federal Building, nicknamed the Ziggurat, and Laguna Niguel Regional Park with its fishing lake.

Slopes shape most moves here. Plenty of houses are built along a grade, so the front door opens onto one level and the bedrooms are two flights away, which means more stair carries and a crew sized for them. On the hillside streets many driveways are short and steep, and that decides where a loaded truck can stop. Yes. Share the community name and gate contact when you book. Crew names, a truck description and any insurance paperwork the association requests are sent ahead so nobody waits at the entrance.
It adds carrying time, which is why we ask about every level before quoting. A larger crew often shortens a multi-level job, and there is no stair surcharge on top of the hourly rate.
Not always. When the grade or turning room is tight, the truck parks on the street and the crew carries from there — a plan we agree on with you before moving day.
We do. Many townhome communities restrict where a truck may stand and for how long, so we ask the association in advance and schedule the loading around its rules.
It can for homes close to the festival grounds. The city's three-day festival in late August closes nearby streets, so for addresses in that area we check the dates and schedule around them.
