Rancho Santa Margarita was planned in the 1980s as an urban village, with homes, shops, schools and parks arranged around Lago Santa Margarita, a man-made lake with a beach club for residents. The city incorporated on January 1, 2000. Its neighborhoods fan out from Santa Margarita Parkway and Antonio Parkway toward the foothills, from townhomes near the lake to family houses in Melinda Heights and the guard-gated golf community of Dove Canyon.

The master plan comes with paperwork. Most of the city falls under SAMLARC, the master association, and many tracts also have a sub-association, so moving hours, notice periods and insurance certificates can come from two directions at once. Gated communities want crew names in advance. Streets climb as they approach the canyons, and short driveways on sloped lots decide where a loaded truck can stop. Condos near the lake have assigned spaces and short loading zones, which we reserve through the association when needed.
