Newport Coast was developed largely by The Irvine Company from the 1990s on, and on January 1, 2002 it became part of the City of Newport Beach. The area climbs from Pacific Coast Highway into the San Joaquin Hills, with Crystal Cove State Park and its historic beach cottages along the shore and the Pelican Hill golf courses and resort near its center. Most homes were built between 1990 and 2009, largely estates and villas in villages such as Pelican Crest, Pelican Ridge and Crystal Cove, along with condo and apartment communities.

Moves here are shaped by access and care. Gated villages require crew names, vehicle details and sometimes a certificate of insurance before a truck can enter, and many communities answer to more than one association. Streets climb and curve through the hills, and long entry walks can mean a longer carry from the truck to the door. Interiors often feature stone and hardwood floors, oversized art, wine collections and custom furniture, so protection and crating are planned room by room.
