HOA, condo and building rules

If your home belongs to a homeowners association, the company that manages it is the office to call about move day. The City of Irvine publishes a list of HOAs naming each association's management company, plus a map of residential HOAs. Ask about allowed move hours, elevator or loading-area booking and a certificate of insurance; we issue a COI for $50 per building.

Great Park Neighborhoods also regulates containers. PODS-type units are barred from common areas, motor courts included, and may sit on the owner's driveway for up to seven days if they do not overhang the street or sidewalk; the owner pays for any damage. The crew loads straight into our truck, so nothing waits on the driveway.

Area notes: the IBC and Great Park

The Irvine Business Complex has its own planning history. The City's IBC Vision Plan, adopted in July 2010 as Element N of the General Plan, and a residential and mixed-use overlay zone were drawn up to move the area from office, industrial and commercial uses toward a mixed business and residential community. An apartment there may share a block with office buildings, so we confirm the loading area and elevator with management first.

In Great Park Neighborhoods, the parking and container rules above decide where the truck stands and how far the crew carries. Wherever the home is, door frames, stair rails and floors along that path are padded before the first piece moves.

Logistics and timing

Once the association's move hours are known, we fit the arrival window inside them. The window, morning, midday or afternoon, is confirmed 24 to 48 hours ahead, and the crew calls about 30 minutes out. Moves within Irvine start from the standard three-hour minimum; the four-hour minimum applies only to jobs 30 or more miles from our service area.

Past eight hours, time is billed at 1.5 times the rate, so we size the crew to finish a large house before that mark where we can. Minutes pile up at a long walk from the only legal spot, a shared elevator and furniture that must come apart.

Every residential job is billed by the hour for a crew and a truck. Monday through Thursday, two movers cost $129 an hour, three cost $169 and four cost $209; Friday through Sunday the same crews are $145, $185 and $225. Condos and townhomes bring stairs, garages and association rules into one job. Stairs do not change the rate, since there is no stair fee, but they add time: a three-level townhome with bedrooms on top takes longer than a single-floor unit of the same size. Taking beds and dressers apart upstairs, instead of forcing them around a tight landing, protects the walls and keeps the crew moving.

When both addresses are in Irvine, you deal with two sets of rules on the same day: the community you leave and the one you move into. Ask both management companies about hours and certificates, and send us the details for each, since every building that asks gets its own COI at $50.

Garages deserve their own plan. Things kept there tend to come last and surprise everyone, so sort them a week ahead and tell us about anything heavy, such as a gym machine or a gun safe.

Packing Before the Crew Arrives

If you pack yourself, boxes are sold one by one: a book box is $1.25, a dish pack $3.50, and small, medium and large boxes $4, $5 and $6. Wardrobe boxes and moving blankets to keep are $20–$25 each.

Start with rooms you use least, such as a guest room or the garage, and leave the kitchen for the last two days. Label each box with its room at the new address, and keep a first-night box with chargers, medicine and documents in your car.

Heavy, Fragile and Special Items

A few items carry a set charge on top of the hourly rate. Extra heavy items are $150 each, a crate for a glass tabletop runs $75–$200, and hoisting a piece that will not fit the stairs is $130 per item. When one truck is not enough, a second one is $120 per day.

Mention mirrors, artwork and large TVs when you book. They travel wrapped in blankets and shrink wrap, which the rate already covers, but they take extra minutes to protect properly.
